Home Insights Top five landlord projects of 2025
Landlords are reshaping their buildings to meet new tenant expectations and we’re helping them do it. These five projects show what’s possible when thoughtful design and smart investment come together. If you’re ready to relaunch your asset, here’s where the transformation starts.
In collaboration with Savills Investment Management, we transformed 200 Aldersgate with vibrant, flexible spaces designed to enhance tenant experience and asset performance. We refreshed the north and south receptions, added a new business lounge, upgraded the terraces and delivered a premium Cat A+ floor.
Sustainability was built in from the start, with the project achieving an EPC B rating and diverting 99% of waste from landfill. We also supported social value initiatives, including engaging local STEM students and helping apprentices gain on site experience.
Delivered over 65 weeks, the project positions 200 Aldersgate as a future ready, high performing landmark in London.
Working with GPE, we transformed four vacant floors at City Tower into warm, Fully Managed workspaces designed to appeal to new tenants. In just 18 weeks, 24,000 sq ft was reimagined with natural materials, bespoke joinery and a soft, tonal palette that gives each floor a calm, residential feel.Each floor includes welcoming lounge areas, tea points, glazed meeting rooms and open plan desking, all tied together through soft lighting and tactile finishes. Several floors are already home to new occupiers, showing how a thoughtful refresh can turn empty space into somewhere people want to work.
At Kent House, we partnered with GPE to deliver Level 1 North, a modern, sustainable 3,500 sq ft workspace within this iconic art deco building. The floor now aligns with the design principles established across the three levels we previously completed, while still retaining its own identity through considered details such as recycled acoustic panels, reused furniture, bespoke lighting and flexible layouts tailored to a range of tenant needs.
By reusing materials including marble, timber, plastic, tiles and wall panels, the scheme not only reduced waste but also achieved a SKA Gold rating.
The workspaces are bright and functional, carefully balancing the building’s historic character with the expectations of the modern workplace.
Partnering with V7, we reshaped the 5th floor of Pivot + Mark in Bristol into two Cat A+ suites designed for flexibility, wellbeing and speed to market. Each space combines natural materials, soft tones and biophilic touches to create inviting, tenant ready workplaces aligned with modern trends.
Delivered in just 9 weeks, the project provides 5,955 sq ft of thoughtfully detailed workspace that reinforces Pivot + Mark’s reputation as one of Bristol’s most desirable office destinations. Recycled worktops, cork acoustic panels and eco-friendly fabrics all contribute to a low impact design.
In partnership with Baker Hicks, we’re delivering 100,000 sq ft of CL2 laboratories across three floors at Riverlabs, a 28 acre life science campus in Ware, Hertfordshire. Originally a Cat A scheme, the project has evolved to include two Cat A and one Cat B space, all designed for flexibility and future conversion to CL3.
Sustainability is a core part of the project, with phase one of the refurbishment targeting an EPC A rating as the campus works toward stronger long term environmental performance.
With a phased handover completing at the end of this year, the development strengthens Hertfordshire’s position as a growing science and research hub, providing future ready, state of the art lab spaces for the next generation of innovators.
