A small yet mighty space in the heart of Piccadilly

Located on Jermyn Street in the heart of Piccadilly, GPE tasked us with designing and delivering a Fully Managed workspace on the 4th floor of this stunning building. The brief called for a bright and airy open plan office with a 10 person boardroom, two meeting rooms with excellent acoustics and a vibrant kitchen and breakout space to promote communication and wellbeing.

Given our longstanding relationship, GPE trusted us with the challenge of creating a workspace that felt open despite the small floorplate and inviting while blending with the luxury and elegance of St James’.

A thoughtful and cohesive solution

To meet GPE’s brief, we designed a space that is as sophisticated as its surroundings. A linear design runs throughout the office, aligning acoustic panels, credenzas and tables at the same height to open up the space and maintain clean, sleek lines. This design language carries through to the kitchen, where counters, tables and banquet seating are all perfectly aligned for a cohesive flow.

We paid particular attention to the timber elements, ensuring the herringbone flooring, joinery and tables matched seamlessly – a meticulous process that was well worth the effort to create a polished, unified look.

Acoustic privacy was featured throughout the design, with meeting rooms featuring ribbed cream acoustic panels that absorb sound effectively while also serving as a standout design feature. These panels, along with the ribbed detailing on table bases, tie the space together with calm, understated aesthetics. A neutral palette with natural light enhances the space, while accents of deep blue provide energy and contrast. Original steel beams were retained as a nod to the building’s heritage, adding character and history to the modern design.

To cater for a range of working styles, the space includes sit/stand desks, banquet seating, touchdown spaces and a phone booth, offering flexibility despite the smaller footprint. The kitchen and breakout space serve as the bright, airy social hub of the office – a perfect spot for starting the day with a coffee or connecting with colleagues.

Sustainability was integral to the project. Old private offices were repurposed as meeting rooms and preloved furniture – including the curved sofa in the boardroom – was incorporated to reduce waste.

Sophistication that works

The result is a space that reflects the charm and modernity of Piccadilly. GPE now has a workplace that attracts potential customers with its elegance and practicality. The design balances privacy and openness, making it an ideal environment for both focused work and collaboration.

This project demonstrates how thoughtful design, even on a smaller scale, can deliver a space that works beautifully and looks just as impressive.
